Homeowners’ Association Board Meeting
Thursday, March 6, 2008
Present at Meeting: Board Members Wayne Edwards, Bill Ballou, Rich
Robleto, Bernie Kuhn, Betty Jones, Betty Jones, and Chris Wise were
present. The meeting,
which was held at Betty Jones’s residence on River Chase Dr was
called to order at 7:00 p.m. by President Rich Robleto
Minutes of 131/2008 Board Meeting:
The minutes were approved.
Treasurer’s Report:
Wayne Edwards, treasurer, reported all members have paid 2008 Association fee
in full. Treasurer’s report was accepted
Work Days – February work day was a success with a large turnout of
participant. Thank you to all Pebble
Creek homeowners’ who participated. For

Grounds:
Lawn Service – Bernie reported a new lawn service
has begun taking care of common areas.
The proposal set forth by the new law service was approved.
Architectural – 4305 garage addition plans to be reviewed.
Hospitality/Social
– April ladies birthday
luncheon is planned for April 8th at Albert Provence. The Pebble Creek contact list will be updated
with the most current information.
Volunteers need to act as block captain.
Please see Betty Jones to volunteer.
Other Business – April Board meeting will be April 3rd
at Bill Ballou’s residence.

Homeowners’ Association Board Meeting
Thursday, January 31, 2008
Present at Meeting: Board Members Wayne Edwards, Bill Ballou, Rich
Robleto, Bernie Kuhn, Betty Jones, and Chris Wise were present. The
meeting,
which was held at Bill Ballou’s residence on Jonathan’s Landing, was
called to order at 7:00 p.m. by President Rich Robleto
Minutes of 1/6/2007 Board Meeting:
The minutes were approved.
Treasurer’s Report:
Wayne Edwards, treasurer, reported that the Association ended the year 2007
under budget. Article 10 will be amended to reflect yearly association
fees due by Jan 1st
Grounds:
Lawn Service – Bernie reported a new lawn service
will begin taking care of common areas.
Pond/Drainage – Bernie will explore the
possibility of a pond levy solving the pond and drainage issue.
Curb Estimate – Bernie will get estimates to repair curb damage.
Brick Wall Damage – The board asked Rich to
contact the Killearn Homeowners Association with copy to Fairway Villas about
need to repair wall damage on River Chase.
Architectural - No report
Hospitality/Social – The Board agreed to update and deliver to
all homeowners:
- Phone directory
- By-Laws
- Updated “Pride in our
Neighborhood” section to include a section similar to the Board’s previous
message regarding cats.
- Website Information.
Other Business – Reminder to home owners to monitor cats and dog so
they do not become a neighborhood nuisance.

Minutes of Pebble Creek Homeowners’ Association Board Meeting
Thursday, January 10, 2008
Present at Meeting: Board Members Wayne Edwards, Bill
Hammock, Bill Ballou, Rich Robleto, Bernie Kuhn, Betty Jones were present. Chris Wise was absent. The meeting,
which was held at Wayne Edwards residence on Jonathan’s Landing, was
called to order at 7:00 p.m. by President Wayne Edwards
Minutes of 12/6/2007 Board Meeting:
The minutes were approved with a technical change of a name correction from Davis to Jones.
Treasurer’s Report:
Wayne Edwards, treasurer, reported that the Association ended the year
2007 under budget. He also noted that the response to the dues notice
appeared to be very positive. While not due until 1/31, 55% of
households had paid as of 1/10.
Grounds:
Hedge – Bernie
Kuhn, Grounds Chair, reported that a hedge at a vacant house on River
Chase was obscuring visibility for drivers and walkers. He agreed to
have it trimmed.
Homeowner Yard Condition – Bernie
reported a yard on Piping Rock that needed significant work. He agreed
to approach the homeowner. If that effort proves unsuccessful that
Association will send a formal letter..
Chain Link Fence – After contact by Bernie a homeowner on Tam O’Shanter stopped an initiative to install a chain link fence.
Lawn Service – Bernie
reported numerous issues with homeowners who want more service and
other who want less. Many complain to the yard service directly and ask
him to act differently than as described in his contract. Bernie will
consider steps to take and is authorized to take what action he
believes is necessary.
Pond/Drainage – There is no common understanding of how to fix the drainage issue into the pond. The board agreed to discuss at next meeting.
Light Poles – The Board approved a $540 expenditure to clean and paint all light poles in the development.
Chain Link Fence – After contact by Bernie a homeowner on Tam O’Shanter stopped an initiative to install a chain link fence.

Other Grounds Expenditures –
The board agreed to identify, discuss and prioritize other possible grounds expenditures beginning at its next meeting.

Treasurer’s Report: The treasurer’s report, and budget for 2008 were approved Grounds: Curbing breaking up – an estimate for repair is being worked on by Bernie Repair of wall between Country Club Villas & Pebble Creek – Bernie will get an estimate for repair of the cracks forming in the wall. City Water Line Work – Bernie will take pictures of the street conditions before the repair work is performed to ensure our street are properly repair after the work is complete. Election of Board Members for 2008 Term:

Discussion to hold the 2008 Christmas Party at the Country Club will be presented to the homeowners during the Christmas party. Web Site – Site up to date as of 4 December 2007 Work Days – Next scheduled work day is 5 January 2008 to remove the Christmas decorations from the light poles, and clean the light poles of dirt and debris. Minutes of
Annual Meeting of the Pebble Creek Homeowners’ Association
Thursday, November 29, 2007 in KCC’s Champions Room
President’s Welcome: Wayne Edwards, Association President,
called the meeting to order at approximately 7 p.m. and welcomed
everyone. Homeowners representing 21 homes were present and proxies
were received from 9 homeowners who could not attend. Wayne introduced
the following board members that served the Association in 2007: Luanne
Bob Franks, Luanne Good, Bill Hammock, Bernie Kuhn, Jim Wells and Chris
Wise.
Minutes of November 30, 2006
Board Meeting: The minutes were approved.
Treasurer’s Report:
The treasurer’s report was approved
Association Website: Chris Wise made a presentation on the
website he developed for the Association. A handout was distributed
explaining how the website is accessed. The homeowners were pleased
with this new high tech way to communicate between the board and the
members.
New Board Members Elected: Bill Ballou, Betty Jones and Rich
Robleto were nominated by the Board. The floor was opened for
additional nominees. There were none. Bill Ballou, Betty Jones and Rich
Robleto were elected unanimously.
Grounds: Bernie Kuhn, grounds chairperson, stated that some
residents were asking Ernest Pritchett, lawn mowing service, to mow
some of their yard. Bernie stated that no one should ask for extra
service unless they were paying for it.
Bernie stated that the City was replacing our water lines because
they were old and causing some water leaks. There is no schedule as to
when the work will be done.
New Homeowners Introduced:
Craig and Deanne Gassett, River Chase, and Tom and Dorothy Perkins,
Tam-O-Shanter, were introduced and welcomed to the neighborhood. Other
homeowners introduced themselves and told how long they had lived in
Pebble Creek.
Pebble Creek Christmas Party:
Rich Robleto, social chairperson, reminded the homeowners that the Christmas party would take place on December 16th and the details were available on the flyer distributed recently and on the website.
Reid Moon Chosen Leon County Neighbor of the Year:
Rich said that Reid Moon was given this recognition for persistent
actions that resulted in a Piping Rock resident receiving desperately
needed medical assistance that saved his neighbor’s life.

Minutes of Pebble Creek Homeowners’ Association Board Meeting
Thursday, November 2, 2007
Present at Meeting: Board Members Bob Franks, Wayne Edwards,
Bill Hammock, Bernie Kuhn and Jim Wells were present. Luanne Good and
Chris Wise were absent. The meeting, which was held at the
Slaughter/Kuhn residence on Jonathans Landing, was called to order at
7:00 p.m. by President Wayne Edwards.
Minutes of 10/4/2007 Board Meeting:
The minutes were approved.
Treasurer’s Report:
The treasurer’s report was approved
Annual Meeting to be held Thursday, November 29, 2007 at KCC at 7:00 p.m.
President Edwards announced that he had determined that the proposed
change of covenants and by-laws to prohibit wooden fences required a
ninety-day notice to homeowners, rather than 30 days, as we had
previously thought. Therefore this item will be dropped from the agenda.
Three new board members will be elected at the annual meeting.
Nominations include Bill Ballou, Betty Jones and Rich Robleto.
Nominations can be made from the floor at the meeting. Board members
continuing for another year include Wayne Edwards, Bill Hammock, Bernie
Kuhn and Chris Wise. Members going off the board include Bob Franks,
Luanne Good and Jim Wells.
Grounds:
Curbing breaking up – Bernie will get prices for replacing broken curbs.
Trees on common areas threatening to damage homes -
As previously discussed in a prior board meeting this year, it is the
responsibility of the individual homeowner to remove the portion of the
tree that is threatening the home.
Street light replacement and paving on River Chase
– Wayne
and Bernie will attend a City of Tallahassee Information Meeting
Wednesday, 11/8/07 to see how we can get better response from the city
on the paving and light replacements.
Lawn Service – Bernie said that homeowners were requesting
extra service by lawn service personnel. Board advised that any
requests must be made through Bernie, rather than directly with the
lawn service staff.
Social : No report. Plans need to be made for the Christmas party.
Architectural Control –
Bob Franks, chairman of architectural control committee said that he
had met with Mr. Gassett about the wood fence and that Mr. Gassett will
remove the fence. Bob said that the wood fence was actually in place
when the Gassetts bought the house, but hidden by shrubbery.
Website - Chris Wise will make a brief presentation about the new website at the annual meeting on November 29th .
Work Day – Bill Hammock reported that Christmas decorations would be put by on the Saturday after Thanksgiving.

Minutes of Pebble Creek Homeowners’ Association Board Meeting
Thursday, October 4, 2007
Present at Meeting: Board Members Bob Franks, Wayne Edwards,
Chris Wise, Bill Hammock, Bernie Kuhn and Jim Wells were present.
Luanne Good was absent. The meeting, which was held at the Collins/Wise
residence on River Chase, was called to order at 7:00 p.m. by President
Wayne Edwards.
Minutes of 9/6/2007 Board Meeting:
The minutes were approved.
Treasurer’s Report:
The treasurer’s report was approved
Grounds:
Erosion Prevention at the Pond
– Board members visited the
site of erosion where the water flow from KCC ninth fairway runs into
PCHOA common grounds and into our holding pond. Wayne and Jim explained
the recommended action by Bill Davis and Reid Moon. The work will
require bags of rip-rap concrete, steel rebar and the repositioning of
the rocks which have been misplaced. It is estimated that the cost of
materials will be less than $200. This action was approved.
River Chase Paving – The City Water Department tore up a
small section of River Chase in order to repair the City water line.
Bernie will call them and ask them to replace the paving.
Social – A neighborhood party in the park has been planned by Rich Robleto for Saturday. October 13th.
Architectural Control –
A new resident has put up a wooden fence in the house owned by Craig
Gassett on River Chase. Bob Franks, chairman of architectural control
committee will advise the owner that it is the policy of the PCHOA
Board that only wrought iron fences will be allowed.
Website - Chris Wise will make a brief presentation about the new website at the annual meeting on November 29th .
Work Day – Bill Hammock has organized a neighborhood work day for Saturday October 13th
at 9 a.m. Projects include spreading mulch at the entrance, replacing
some street signs, painting some street signs. A letter will be placed
in the newspaper holders of all homes inviting all residents to help.
Other Business:
Nominating Committee –
Jim Wells will chair this committee to recruit three new board members to replace Bob Franks, Luanne Good and Jim.
Annual Meeting – Wayne said he has arranged for us to hold this annual meeting at Killearn Country Club on Thursday, November 29th at 7 p.m.
Next Meeting: It will be held at Bernie Kuhn’s house on Jonathan’s Landing on Thursday, November 1, 2007 at 7:00 p.m.

Minutes of 3/1/2007 Board Meeting: The minutes were approved.
Treasurer Report: Luann Good was absent. No report was given.
Grounds: Bernie Kuhn was authorized to purchase 3 new concrete picnic tables/benches to replace the broken ones.
Bernie reported that the wooden posts holding the street signs were rotting and needed to be replaced. He was authorized to replace the posts.
Social: Rich Robleto reported that he had sent in the application nominating Reid Moon as Neighbor of the Year. as discussed last month. The PCHOA Board endorsed and sponsored the nomination with Rich.
Architectural: Nothing to report per Bob Franks.
Work Days: Bill Hammock announced that a work day was scheduled for Saturday 4/14/07 to work on the flower beds at the entrance area to Pebble Creek,
Information Management: No report.
